Boston Herald Reader Pays Bill of Delinquent Self-Storage Tenant

Article-Boston Herald Reader Pays Bill of Delinquent Self-Storage Tenant

After an article that ran in last week’s Boston Herald about the $650 Jeanette Spencer owed to Planet Self Storage and the risk she faced of losing her stored belongings, reader Ronnie Martin paid her bill in full.

Seventy-year-old Spencer had been homeless for more than a year until she recently landed an apartment in a low-income complex for the elderly in Roxbury, Mass. The trouble was she hadn’t paid rent on her self-storage unit for several months, and her goods were slated to go to auction, pursuant to the state’s self-storage lien laws.

Martin, a Natick, Mass.-based contractor, paid Spencer’s bill, which allowed her to retrieve her items from storage, including a recliner, kitchen set and family photos.

New York Self Storage Association Wary of Proposed Auction Regulations

Article-New York Self Storage Association Wary of Proposed Auction Regulations

The New York Self Storage Association (NYSSA) and the national Self Storage Association (SSA) hope to exclude self-storage from a bill being considered by the state legislature that would add regulation to auction procedures. The bill’s purpose is to prohibit acceptance of “sham” or “chandelier” bids by auctioneers without disclosure. The existing state law doesn’t regulate the use of sham bids by auction houses.

S4313B, “An Act to Amend the General Business Law, in Relation to Auction Requirements,” grew out of an 18-month investigation into auction practices in the art world. The study uncovered sham bids were allegedly being used by some auction houses to obtain fake bids that met or exceeded some items’ reserve prices. A sham or chandelier bid is any bid for which there is no bona fide offer or bidder.

Provisions of S4313B include:

  • The auctioneer will be held responsible for the truth of statements contained in any catalogue.
  • It must be disclosed if an auctioneer or auction house has any interest in an article being auctioned.
  • If there is a reserve price, it must be disclosed that the item/lot is being sold subject to reserve.
  • Detailed information must be provided about any jewelry being sold.
  • The auctioneer shall issue an invoice to each purchaser with specific information.
  • Each auction sale must be advertised at least once in the seven days preceding the auction.
  • If the reserve price is not bid, the auctioneer may withdraw a lot from sale.

The NYSSA and SSA have offered an amendment that has been adopted into the bill. The modification protects self-storage lien activities where safeguards are already in place. It reads:

Notwithstanding any other provision of law, this section shall not apply to auction sales conducted pursuant to an order of a court of competent jurisdiction, including an order of a bankruptcy judge or trustee, or a sale of secured property pursuant to the uniform commercial code, or the sale of property which is subject to a lien or assignment pursuant to the laws of the state of New York.

Island Self Storage in Bermuda Debuts Wine Storage

Article-Island Self Storage in Bermuda Debuts Wine Storage

Island Self Storage, which opened in Bermuda in May, debuted its dedicated wine storage last week.

The facility features wine storage lockers in varying sizes, with the largest capable of holding roughly 130 cases. The lockers’ temperature stays between 55 and 58 degrees with the humidity not exceeding 70 percent. A back-up generator ensures humidity and temperature control even if the power goes out.

The facility’s owners spent several months heavily marketing the facility. Brochures detailing Island Self Storage’s services and amenities were distributed in November and December to commercial renters and condo developers, followed by a billboard campaign in January and February, and website and advertising promotions. The facility had 20 percent leaseup by March, and gained three wine-storage renters last week.

Island Self Storage was developed by Don Mackenzie, chairman of New Venture Holdings Ltd., in collaboration with business consultant Glen Smith, president of Island Solutions (Bermuda) Ltd.

In addition to the wine lockers, the facility has 300 self-storage units in a variety of sizes, a retail shop for packing supplies, fax and photocopy services. It’s located near one of the island’s biggest industrial estates.

Tenants can access their wine lockers any time with their own lock and code. The facility also features surveillance cameras.
