The Inside Self-Storage (ISS) Store, an e-commerce website providing research and education products for industry professionals, is now selling access to Storage World Analyzer, a cloud-based, financial-analysis software designed to help self-storage operators and investors evaluate potential real estate acquisitions or development projects. Created by real estate agent and self-storage investor Mark Helm, the product provides detailed cash-on-cash return estimates and 10-year cash-flow projections based on unit/pricing mix and several assumption variables.
Reports are generated based on data entered for metrics such as acquisition price and other investment costs, income, expenses, occupancy, capitalization rate, and debt service. There’s also a module that enables users to analyze projections based on land acquisition to develop self-storage or expand an existing facility.
Helm created Analyzer to help him better examine potential deals on existing storage facilities or land purchases. He spent a dozen years improving the program for personal gain prior to making the program available to the public.
Customers who purchase access to the software have unlimited use of the program with no time constraints. Additional features include unit-mix and pricing-optimization tools, step-by-step recording of data variables, and the ability to customize reports with a company logo if presenting to a lender or investor. Helm is a commercial real estate agent who started working with real estate investment trusts in the mid-1990s to locate and purchase self-storage properties. By the end of the decade, he struck out on his own to invest in self-storage. Through trial and error, he created a strategic system of analyzing and buying storage property, and today is working toward a goal of building a $60 million portfolio.
The ISS Store recently added Helm’s book, “Creating Wealth Through Self-Storage,” to its product mix. The book includes information on how Helm uses the Analyzer software to enhance his buying analysis. The book is available in a softcover version and downloadable PDF.
