Real estate investor Tritax Securities Ltd. recently began a new property fund to develop a self-storage facility in Hampshire, a county on the southern coast of England.
The fund, Self-Storage No. 1 Syndicate, is seeking to raise £5.97 million (about $9.75 million) to build a self-storage facility in Aldershot, Hampshire, a town with about 33,000 residents and 37 miles southwest of London. British operator Big Yellow Self Storage will manage the 72,000-square-foot property on a 25-year agreement. The fund will have an internal rate of return (IRR) of around 30 percent on a 50 percent taxpayer.
Based in the United Kingdom, Tritax Securities calls itself a "creator of niche commercial property investments" on its website. It has sourced, structured and delivered property investments since 1995, participating in both the United Kingdom and targeted overseas property markets.
