A few days ago, I became a little paranoid. I was in a crowded shopping mall, so I clutched my purse tightly in front of me. This may seem odd to assume everyone you meet is after your wallet, but I had just cause.

Seven years ago, a similar scenario changed things for me. Again, crowded mall, but at that time my wallet was tucked safety in a zipped purse and stored beneath by daughter’s diaper bag in her stroller’s undercarriage. It was something I had done many times.

Unfortunately, I was at the wrong place at the wrong time. Someone had the nerve to reach into the stroller’s carrying compartment while I stood a mere few feet away (daughter in my arms), dig under the diaper bag, unzip the purse and snatch my wallet. Obviously, it wasn’t a “seizing an opportunity” for the thief but a planned maneuver.

When it came time to pay for my purchase, I pulled out my purse, unzipped and found ... nothing. In a panic, I asked the cashier if the cameras in the store worked. Sheepishly, she responded with a whispered no. With my baby and stroller in tow, I raced to the mall’s security office to report the stolen wallet. In a panic, I began a mental list of everything that may have been in my wallet, prepared to cancel bank and credit cards but not overly concerned about the $8 cash.

A few hours after I left the mall, a mall security officer called with good news. My wallet had been found in a trash bin. To my surprise and delight, the only thing missing was the cash. To this day, I’m ultra careful about my personal belongings. I never leave my purse unattended, including in the car, and I clutch it tightly in crowded areas. For years after the incident, I even carried a purse that slung across my torso. Call me paranoid, overprotective or even crazy. But perhaps the extra vigilance will ensure my stuff is never taken again.

Self-storage managers have also learned a little paranoia can be a good thing. Managers are charged with protecting their storage facilities, tenants and belongings, and themselves against the baddies of the world. Plus, many managers live onsite, so they’re protecting their homes and families as well. It’s only natural they develop a heightened awareness to any threats of crime or danger.

Two hot threads on Self-Storage Talk, the official online forum of Inside Self-Storage, focus on self-storage safety and security. The first asks SST members if they’ve ever seen anyone “casing” their facility for a potential crime and how they reacted. Several operators report they have noticed suspicious vehicles or odd behavior from walk-ins. Read about their reactions here.

A second thread on the topic was recently posted by SST Moderator and ISS blogger Gina Six Kudo. With the goal of gathering self-storage operator safety tips in one place, Gina6k starts the thread by reminding the ladies out there to never let anyone know you’re on the property alone. Of course, you need more than just a healthy dose of suspicion to keep yourself, tenants and property safe. To acknowledge and thank its employees for their contributions and continued service over the years, Devon Self Storage has created an Employee Service Award program to celebrate various milestones with the company.

The company chose Tiffany & Co. to provide the gift offerings for each of the service awards given to employees at their two-, five-, 10-, and 15-year anniversary dates, and every five years thereafter. The two-year anniversary gift for women is a Tiffany Sterling Silver Bracelet, which is noticeably worn by many Devon employees, and men receive a Tiffany Sterling Silver Swiss Army Knife.

Employees celebrating their five-year anniversaries are awarded $500 to spend on any Tiffany items of their choice. Every five-year anniversary gift allowance increases in value by $500.

A  Pennsylvania prison guard charged with murdering a man July 21 at a shooting range and then stealing his semi-automatic rifle told police he was stockpiling weapons as part of plan to overthrow the federal government.

Last week, police watched Raymond Peake III enter Midway Self Storage on Route 34 in South Middleton Township and deposit something in a unit. When they searched the unit, they found the victim’s AR-15, another semi-automatic rifle and a Remington 700 rifle that had been reported stolen earlier this year from the same shooting range.

Police also have surveillance video of Peake walking through a self-storage corridor while carrying Getgen’s rifle. Also inside the unit was a gun cabinet designed to hold 14 weapons. According to police reports, Peake rented the climate-controlled unit a week after Getgen was killed. He told the self-storage manager he was in the Marine Reserve and was being deployed to Iraq. The storage facility is located near military barracks.

Peake was charged Saturday in Cumberland County, Pa., with killing attorney Todd Getgen. Police allege Peake stole Getgen's AR-15 semi-automatic rifle, which included an attached custom silencer, and took it to the home of Thomas Tuso, also a corrections officer. Police seized four handguns, a box of bullets and pair of brass knuckles from Tuso’s home.

Peake said he didn’t kill Getgen, but stole the rifle after finding the lawyer lying dead at the rifle range, police said. He told investigators he was stealing weapons for an unnamed organization in an effort to overthrow the U.S. government and that he was willing to kill to defend his country, according to court documents.

Peake and Tuso have been suspended without pay from their jobs at the Camp Hill Correctional Facility. Peake, 64, is a retired, decorated Marine gunnery sergeant. He’s being held without bail in the county jail on charges that include homicide and robbery. Tuso, 34, is charged with theft and receiving stolen property. Tuso is free on $100,000 bail.

Lake Havasu RV & Boat Storage of Arizona has been open nearly four years, enjoying continued growth despite a competitive market. An abundant array of add-on services is one reason the facility has been successful. Some were built in during the initial construction, but a good portion of them were added later.

This article highlights the amenities the business has implemented to encourage growth even in a difficult economy. The following strategies and offerings should be taken in consideration of your facility’s specific demographics and budget. What works for one boat/RV-storage site may not fit the tenant base or size of another. Some of the services suggested require upfront costs, but most of our victories have been inexpensive.
 
Coin-Operated Vehicle Wash

This can be a larger expense but will give you a market edge. The payback for this add-on service can take between eight and 10 years, but the convenience for customers is well worth it. Managers can use the wash bay as a customer-service outlet, offering tenants free washes as an incentive or reward, or even to pacify the occasional complaint. Occasionally, we run contests and surveys, offering three free washes to the winner.

If you have ample room, the addition of a wash bay can be an easy-to-construct project. Even an outside pad with conveniently placed hose bibs would be something tenants enjoy. A large percentage of our tenants bring their boats off the lake, wash them, and put them away clean.
 
Electricity

Our facility offers electrical outlets in the boat/RV-storage units, an amenity our competitors don’t have. The outlets are between 5 and 15 amps, depending on the size of the space. If the tenant exceeds the load, the fuse goes out. The monthly expense is minimal, and tenants really appreciate the convenience.
 
Bathrooms and Showers

Clean, aesthetically pleasing bath facilities are by far a favorite amenity among the boat/RV crowd. Not all facilities offer public bathrooms or showers. If you do, it’s important to keep them clean and updated. Tenants appreciate being able to come off the lake and take a shower before heading home.
 
Security

Quality security is a must.Our facility has more than 50 digital cameras linked to digital video recorders (DVR), as well as ample lighting at the entrance gate and along all driveways. Many customers come from out of state and don’t arrive until after dark on weekends. Extensive lighting allows tenants to access their property 24 hours a day and improves the quality of DVR recordings. The climate-control building, which offers air conditioning and heat, has additional security. The cost for this service is inexpensive and easily covered by a reasonable administrative charge.

We also run background and credit checks on all potential tenants. To date, the only customers we’ve lost had unsavory personal histories. We use software for these checks to simplify the task. We can adjust our requirements depending on the type of storage a tenant requires, and can set whatever parameters we need to allow tenants to rent without being a risk to our bottom line.
 
Around-the-Clock Access

Tenants are able to come and go as needed.Most of our competitors have limited access to their facilities. It’s important to understand your tenants’ needs. Not everyone can get to a facility before 6 p.m., which is when many facilities close.
 
Onsite Detail Service

This is a service any boat/RV-storage facility can offer, and this niche of tenants really appreciates it. We use a detailer who’s bonded and insured―and is also a paying tenant! It took us more than 10 interviews to find a reliable detailing business. It’s important to note we do not employ the detail service, just recommend it. We provide a drop box in our office that allows tenants to drop their keys off for the service. 
 
Air Station and Hose Bib

This is an easy amenity to install. Both boat- and RV-storage tenants use these fixtures on a regular basis. You may want to restrict the use of the hose bib for flushing engines or flushing holding tanks by using a short hose.
 
Dump Station

This cost is often more than some owners are willing to pay, but it can be a critical service for some facilities. It can also give you a competitive edge. Facilities can offer this free to all tenants, or add a small charge to offset the costs.
 
Ice and Vending Machines

This is another convenience for customers.You can sell ice for the same price as the nearby convenience store. If you don’t have a retail store on your property, ask a local company to install a coin-operated freezer. Most companies don’t charge for the freezer.

Likewise, even if you don’t have a retail store, you can offer outside vending machines for items such as water, soda, tea or sports drinks. They’re coin-operated and maintained by a vending-machine company. This is a low-cost service and a great extra for your tenants.
 
Cleaning Service

Storage units get dirty over time. Some customers request their units to be cleaned with a blower, an easy maintenance item. Most facilities don’t charge a fee for this service. Be sure to ask tenants to schedule this cleaning with the office staff. You can also offer unit power-washing, with or without a fee. Tenants love having these services, and they’re not difficult or costly to implement.
 
Retail

A retail store that provides basic boat and RV products is more of a convenience for your customers than a huge profit-maker, though the right marketing can make it worthwhile. Good items to stock include cleaning products, towels, RV chemicals for toilets and special RV toilet paper.
 
Dumpster

Allowing tenants to use your dumpster can be tricky. When our site first opened, all tenants had access. Unfortunately, a few naughty customers ruined it for the others. They dumped everything, including oil, tires and other undesirables. Now we only offer this service if someone asks, and we accompany them to the dumpster to see what they’re throwing away. Use caution when giving tenants access to your dumpster.
 
If your budget simply doesn’t allow any of the above suggestions, ask your tenants what amenities and services they would like. Perhaps there are other businesses in your community you can partner with to create new offerings. Visit boat- and RV-sales lots, RV resorts, and local repair shops and ask what amenities and services their customers want.

While you’re there, give them your business card. Talk about your referral program, and even bring along some pictures of your facility and its amenities. With a little homework and some creativity, you can implement new amenities and services that will meet your tenants’ needs and give you an edge over the competition.

Phoenix firefighters responded to a fire at Central Self Storage just after 5 p.m. to find heavy black smoke coming from the facility. Firefighters discovered three storage units engulfed in flames. All the contents in the units were destroyed, and several other units sustained smoke damage.

Lock America has added to its propane security line by introducing a packaged for resale version of its patent-pending Propane Outlet Lock. This product is packaged to allow RV, self-storage and boatyard operators to sell protection to their customers.

The packaged POLock is designed to block access to a propane tank’s outlet valve. Security features include more than 60,000 useable key codes, a 7-pin anti-pick tubular keyway and rust-resistant solid-brass construction.

Devon Self Storage opened a new facility this week in Staten Island, N.Y. It is a hybrid facility integrating an existing two-story building with a new four-story building. Devon Staten Island has 925 units and 97,500 rentable square feet.

The development of this facility faced challenges in financing, demolition, design, permitting and construction. The property is located on the shore of Staten Island directly across from the tip of Manhattan, on what is primarily fill material. Devon had to sink more than 400 piles that were each driven 40 feet into the ground.

The company also spent six months working closely with the United States Coast Guard (USCG) to successfully relocate a Coast Guard easement that allowed the company to construct the new building while providing for the uninterrupted security monitoring of the neighboring harbor and waterways by the USCG.

Once all the environmental, USCG, land title and ground preparation work was completed, Devon began construction of the facility that includes an office with a granite floor, a large customer retail area with display space, and counters for merchandise and leasing transactions. The office also has a private manager's office, break room, and restroom.

This is the first Devon facility to include an automatic 24-hour leasing and payment kiosk. The facility also has a drive-through lane and two loading docks to accommodate everything from semi-trailers to pickup trucks. The facility can reduce or eliminate the heating on any or all floors with no impact on water pipes or sprinkler systems. Three floors will offer air-conditioned storage.

In keeping with Devon’s green-development goals, measures were taken to maximize the benefits from adaptive re-use, recycled materials, energy-efficient equipment and insulation design.

The nearly 500-pound cow moose that found its way into the fence at Clover Self Storage in Nashua, N.H., last week was successfully guided back into the woods by a local conservation officer. Facility manager Kathryn Davis called authorities on Thursday after a customer reported seeing the six-foot-high moose on site.
 
The officer was initially concerned the moose might be sick because it was thin and seemed relaxed around people. On closer inspection, he found nothing wrong with the animal, allowing him to push it back into the wild. Authorities said the moose would have been put down if it was deemed unhealthy or presented a risk to the public.
 
Clover Self Storage is owned by College Bound Movers. The facility has 360 units and the property abuts a wetland.
