The visibility of a self-storage facility to potential customers is often the primary design goal for an architect. Materials and accents are the details that create an image and draw the prospect's eye. Lets take a closer look at how building materials can enhance a facilitys overall curb appeal while creating a long-lasting building.

Building Exteriors

The exterior design always begins by defining the primary wall material. The factors that drive this decision are cost, durability and design standards. Throughout the history of self-storage, the primary cladding has been metal panels, which are desirable primarily because of price. Packaging the wall panels with a steel system and metal roof provides a cost-effective project.

Diversity in metal panel colors, combined with a sustainable water-catchment cistern and bright green stucco create a dynamic focal point.Metal panels are also desirable because of their durability and low maintenance. As the popularity of metal has increased, manufacturers have developed multiple products that allow for creativity in design. Standard color options have expanded, allowing the use of vibrant shades that can help create a dramatic focal point on a facility. Variations of the metal-panel profile can also develop dynamic pattern options for exterior walls.

Flat-panel and insulated-panel systems can also create a sleek or streamlined design. The downside to these systems is the economy is not realized and, therefore, they are used sparingly as accents to other wall systems. Metal panels are durable and can be dented when used as a ground-level product, but ease of maintenance is a big factor that helps to keep down costs.

Long-term water-tightness and color warranties are also available to maintain the look and quality of the product for many years. While the factors above push an architect to use metal panels, the biggest deterrent is design standards in many areas that restrict or prohibit their use.

Masonry is also dominant in the storage industry and a high-quality alternative to a metal wall system. Concrete masonry units (CMU) can be used in many ways. One cost-saving aspect is the use of foam insulation within the cells of the masonry unit itself. This results in a wall system that has no need for interior metal panels to encase the wall insulation. The durability of the products interior and exterior face results in a low-maintenance product with a long lifespan. Labor costs and construction time can limit the use in some parts of the country, but the design opportunities can lend themselves to a great-looking product.

Split-faced CMU is a product thats representational of stone and can be used in conjunction with smooth-faced CMU to create interesting textures. All CMU products are porous and need to be finished with a paint or waterproof finish. Elastomeric paint is an economical product that results in a masonry system that projects the joints and masonry characteristics. Synthetic stucco finish coat, or exterior insulation and finish systems (EIFS), can be used over the masonry to eliminate joints and simulate a stucco wall system. CMU is a great middle-ground product from a cost standpoint that can be used to meet design standards in many regions if designed with detail in mind.

Since the structural nature of self-storage is a repetitive light-gauge steel, roof systems are best designed with a low slope that can make them virtually disappear from eye level. From an architectural standpoint, the use of metal in roofing is aesthetic and functional. While the main body of the roof is not seen, entries can be emphasized with canopy roof elements. These canopies can add to the design and protect entry doors and windows from the elements, including rain, snow and sun.

Other Exterior Structures

Exterior emphasis at the parapets walls can be accomplished with a cornice of EIFS. The synthetic stucco can create a horizontal decorative molding that crowns a building. As an example, an EIFS wall that transitions from a textured stucco material to a smooth cornice is representational of cast stone but in a cost-effective application.

Design restrictions often limit signage on buildings; therefore, using towers as design elements can create a focal point better than any sign you can buy. A vertical design element that draws your eye to the building and says self-storage is a great solution. Simplistic text signage used in conjunction with roll-up doors says self-storage to all passersby.

Windows and glazing can be employed as a safety feature and a design tool. Once inside a facility, you feel as though youre in somewhat of a storage maze. Use of glass at entry doors and at the ends of corridors not only allows natural light into your building but creates a feeling of a safer environment for tenants.

The entry is emphasized with south Texas limestone, and the roll-up doors are visible through the large expanses of front glass. The use of colored glazing and roll-up doors behind a storefront system can add interest and define the self-storage product.

A balance between visibility, quality and cost is always a challenge. For the vast majority of self-storage buildings, simplistic design and materials should be used. However, the use of high-quality materials and intricate details can take curb appeal to a whole new level. The architects creativity emphasizes your product by defining a focal point in which multiple materials can be used in concert with each other, with an outcome of superior self-storage design.

American Storage in Siloam Springs, Ark., was sold on March 26 for $1.4 million. The 58,125-square-foot self-storage facility was purchased by local investors as part of a 1031 Tax-Deferred Exchange, according to the Argus Self Storage Sales Network. The seller, First National Bank of Fort Smith, provided partial financing of the sale of the 8.8 acre site.

The broker of the transaction was Larry Goldman, an investment properties specialist with RE/MAX Best Associates - Commercial Division in Overland Park, Kan. Goldman represents Argus in Arkansas, Kansas, Missouri and South Illinois.

Argus is a Denver-based network of real estate brokers who specialize in storage properties. Formed in 1994, the company has 36 broker affiliates covering nearly 40 markets.

Sage Road Mini Storage in Medford, Ore., was sold on March 29 in an all-cash transaction for $1.2 million. The 31,424-square-foot property sold at a 6.16 percent capitalization rate, according to the Argus Self Storage Sales Network.

Built in 1992, the facility had been family owned and operated and was purchased by a private party. Argus did not reveal the identity of the seller, who was represented in the transaction by Steve Boldish of Oregon Self Storage Brokers. Boldish represents Argus in the state of Oregon.

The property offers an upside in additional rental area and rent adjustments, Argus said in a press release.

Argus is a Denver-based network of real estate brokers who specialize in storage properties. Formed in 1994, the company has 36 broker affiliates covering nearly 40 markets.

Hidden Acres Self Storage in El Dorado Hills, Calif., was recently sold in an all-cash transaction at a 7.5 percent capitalization rate. The bank-owned property at 2341 Hidden Acres Drive is a newer-generation facility across from Folsom Lake Marina. It consists of 94,490 net rentable square feet of indoor storage space and was 71 percent occupied at the time of sale.

The seller, buyer and sale price were not disclosed by the source, the Argus Self Storage Sales Network, a Denver-based network of real estate brokers who specialize in storage properties. Formed in 1994, Argus has 36 broker affiliates covering nearly 40 markets.

The seller was presented by Tom de Jong of Colliers International. He represents Argus in the Northern California market.

A property with the identified address currently appears on the website of Green Valley Road Self Storage. According to the website, the facility was opened in 2008. All of its units have drive-up access, and the facility offers several 12-by-30 units for boats and other vehicles.

The Amsdell family of companies has acquired a self-storage facility in Conyers, Ga. The facility has more than 87,000 net rentable square feet and will be operated by Compass Self Storage LLC. The property is located at 1602 Lakefield Drive S.E. and offers drive-up access, individually alarmed units, outdoor storage, truck rental and a full line of moving supplies.

Amsdell was represented by JL "Chip" Mack III, a broker with McWhirter Realty Partners LLC.

The property will be the fourth Compass location in the greater Atlanta market. Amsdell acquired a three-property Atlanta portfolio in January. The purchase is the companys 20th self-storage acquisition completed since March 2012.

"We are glad to offer self-storage solutions to our neighbors in Conyers to become an active part of the business community," said Todd Amsdell, president.

Headquartered in Cleveland, the Amsdell Cos. draws its roots from the family-owned construction company founded in 1928. The company, which owns and operates self-storage properties in Florida, Georgia, Kentucky, Michigan, Mississippi, New Jersey, Ohio, Pennsylvania and Tennessee, has since been active in several billions of dollars worth of real estate ventures with a primary focus in self-storage.

LifeStorage of Addison, Ill., part of a growing self-storage chain in the ChicagoLand area, was named a 2013 Best of Addison winner in the self-storage category by the Addison Award Program. The annual award honors the achievements and accomplishments of local businesses throughout the city. Winners are determined based on information gathered internally by the program and data provided by third parties.

The Addison Award Program was established to recognize the best community businesses. The organization works exclusively with local business owners, trade groups, professional associations and other advertising and marketing groups with a mission to recognize the small-business communitys contributions to the U.S. economy.

Although Im happy the lawsuit between New York City and Safeguard Properties LLC over stored counterfeit goods was settled last week, the conditions of the settlement are somewhat troubling and could spell trouble for our industry.

Safeguard Properties LLC was sued by NYC after counterfeit merchandise was seized last summer from one of the storage companys facilities. Approximately 44,000 counterfeit trademarked goods and pirated video and audio recordings worth more than $550,000 were being stored and distributed by Safeguard tenants.

The issue that potentially raises great concern from many of us in the self-storage industry is the new tenant-lease requirement, which grants Safeguard access to units without prior notice. This is disturbing at the very least. While most rental agreements have clauses allowing the owner/operator/manager access to a unit in the event of an emergency, it very much opens up the discussion regarding care, custody and control when an operator has full authority to enter a unit any time. It also opens the possibility of many potential lawsuits from what customers may assert as wrongful entry with no way to determine if, in fact, a valid reason was used to enter the rented space.

The fact is when a customer rents a storage space, its his space to use. Of course, if customers store illegal things in their units there should be a way for the operator to report this if in fact it was predetermined or somehow legitimately discovered. However, to just allow a self-storage operator to open and inspect any unit at any time for any reason gives up the right to privacy by our customers.

Are we as operators now supposed to be the governments watch dogs for every customer that rents space? If this is the case, should not an apartment owner be able to open and inspect a tenants living space at any time for any reason? And even further, does this not give our authorities the right to come into our homes and inspect them at any time for any reason? I think not. But if this is part of Safeguards agreement, is it not possible that this could lead to even more invasion of privacy allowances down the road?

I raise this issue out of concern for our industry. In my humble opinion, the N.Y. lawsuit has opened up a can of worms for all of us. Not knowing all the particulars of this case, from what I read Safeguard already had procedures in place aimed to prevent illegal activity. But, once again, the criminals do not obey the laws, the innocent are then punished because of the actions of a few.

I certainly applaud Safeguard for attempting to eliminate criminal activity from its stores, but giving them the right to have access without prior notice goes way beyond their customers right to privacy. We in the storage industry have enough complications in our everyday business life. To saddle us with one more responsibility is simply wrong.

The four U.S.-based self-storage real estate investment trusts (REITs)CubeSmart, Extra Space Storage Inc., Public Storage Inc. and Sovran Self Storage Inc.have announced when and how they will reveal their earnings statements for the fiscal quarter that ended March 31.

CubeSmart

CubeSmart will release its quarterly financial results on May 2. An accompanying conference call will be held at 11 a.m. ET on May 3. A live webcast of the conference call will be available from the investor-relations page of CubeSmart.com. U.K. self-storage operator Big Yellow was recently invited to the House of Lords for a tea party, thanks to one of the sports teams it sponsors, the Southwark Tigers Rugby Club. On April 10, Lord Tim Clement-Jones held a reception for 100 of the team's players, parents, volunteers and sponsors, thanking them for all the work they do for the club.

The Southwark Tigers is the first inner-city rugby club for young people in England. The club has more than 150 players, with teams at all ages from 6 to 16.

Our parents were pleased to be recognized for the work that they do for the club. And it was great for me to be able to thank [Big Yellow] personally," said Vernon Neve-Dunn, founder of the Southwark Tigers. Southwark Tigers receives all its finding from sponsors. It costs c £20,000 per year to run the club.

During the event, attendees had access to a terrace overlooking the Thames. One of the parents made a Tigers cake, and the children performed the "Tigers Haka," a new dance they intend to do before each match. All the sponsors were given framed photographs of the players signed "In grateful thanks for your generous help and support."

Big Yellow Group PLC operates 66 self-storage locations in the United Kingdom under the Big Yellow Self Storage brand name, with most concentrated in Greater London. The portfolio comprises 4.2 million square feet.

Three years after financing woes brought the development of Trumbull Self Storage to a halt, construction has resumed for the facility on 6 Cutlers Farm Road in Trumbull, Conn. The citys planning and zoning commission approved the business in May 2010, but developer Matthew Romano had trouble securing financing. A loan to fund the development closed on Friday, Romanos lawyer told the source.

Romano, a Trumbull native and resident, bought the land in 2004. After going through zoning hearings to get approval, the effects of the bad economy stalled the project shortly afterward, he told the source. The facility is slated to open in the first quarter of 2014, he said.

He also told the source he hopes to ride the wave of popularity caused by TV shows like Storage Wars.

Trumbull Self Storage will feature 350 climate-controlled units, a coffee bar and Wi-Fi. It will also feature a sheltered loading area, and offer services to local businesses. Romano said he hopes the facility will be a destination for business meetings.

Romanos brother, Keith, also rents out storage garages on Spring Hill Road.
