CubeSmart, a self-storage real estate investment trust, is seeking zoning approval to build a new facility in Dale City, Va. County planners are reviewing the special-use permit application for the business at the intersection of Dale Boulevard and Mapledale Avenue.
The 4-acre site is currently zoned residential-planned community with a commercial designation, according to the source. In addition to the zoning change, CubeSmart is seeking permission to build storage units that are 50 percent larger than currently allowed.
The plans include one three-story building and seven single-story structures. The facility will have a “cohesive architectural theme with the surrounding commercial uses,” according to the application. The main entrance will be on Dale Boulevard, but there will also be an entrance from Mapledale Avenue. A 50-foot buffer will be added where the property faces the Mapledale Neighborhood. The site will be open daily, 8 a.m. to 8 p.m., and feature perimeter fencing and electronic access.
Additional businesses in the area include a new Sheetz convenience storage and a McDonalds.
CubeSmart owns or manages 868 self-storage facilities across the United States. Its operating portfolio comprises 58.7 million square feet.
