Taylor/Theus Holdings Inc. has several self-storage facilities under development in Florida, Georgia, North Carolina, South Carolina and Virginia. The assets are concentrated primarily in Florida and North Carolina and will be managed by real estate investment trust and third-party management firm Extra Space Storage Inc., according to a press release.
In Florida, Taylor/Theus has received approval to build an 81,000-square-foot facility in Hollywood. The property at 1440 S. Dixie Highway will comprise 650 units. It’s expected to be complete next summer. In addition, the developer has three other South Florida sites under contract.
The company has six projects in various stages of development in North Carolina. It intends to build a 135,000-square-foot facility in Charlotte next to Ardrey Kell High School. The asset will comprise more than 1,000 units and include wine storage. The developer successfully rezoned the land in July after initially being denied by officials.
Taylor/Theus expects to open three other facilities in Charlotte and another in Charleston, S.C., within the next 45 days, according to the release. The company is expanding an existing 65,000-square-foot facility at 3308 South Blvd. in Charlotte with a three-story, 60,000-square-foot addition. The other Charlotte developments nearing completion include a three-story, 108,000-square-foot project and a two-story, 100,000-square-foot asset. A fifth Charlotte project at 1014 N. Graham St. is under construction. It will be a five-story, 101,815-square-foot facility. The three-story Charleston project at 6933 Rivers Ave. is nearing completion and will comprise 116,325 square feet.
In addition, Taylor/Theus is developing a facility at 2307 Hydraulic Road in Charlottesville, Va. The three-story asset will comprise 95,000 square feet. It’s expected to be complete by late spring or early summer. The developer also has a site under contract in Atlanta.
Taylor/Theus is a limited-liability company based in South Carolina. Since 2009, it has developed and sold eight properties to Extra Space comprising about 750,000 square feet in Charlotte and Raleigh, N.C., and Charleston, Columbia and Greenville, S.C., the release stated.
Headquartered in Salt Lake City, Extra Space owns or operates 1,412 self-storage properties in 37 states; Washington, D.C.; and Puerto Rico. The company’s properties comprise approximately 945,000 units and 106 million square feet of rentable space.
