The Rosenblum Cos., a real estate developer specializing in office space, intends to build a five-story self-storage facility at 40 N. Russell Road in Albany, N.Y. If approved, the 100,000-square-foot facility will be built on the site of a former roller-skating rink that currently houses a few small businesses, including a gymnastics academy, according to the source.

"[Self-storage] is an industry we've been exploring," Jeff Mirel, executive vice president, told the source. "A lot of the projects we are choosing to do are not necessarily driven by the type of project, but our belief we can bring something innovative to the market."

The property is off Interstate 90, exit 5, between a Home Depot and Price Chopper grocery store. Mirel estimated the project at $10 million.

Rosenblum is scheduled to present the project to the Albany Planning Board this month, according to the source.

Founded in 1979, Rosenblum is a real estate services firm that develops, manages and owns property in the Albany metro area. Although it specializes in office space, it has built residential properties and is actively pursuing industrial, residential with mixed use, and retail development projects, according to its website.
