A partnership between commercial real estate companies MPV Properties and Selwyn Property Group Inc. intends to convert an 84,000-square-foot office and warehouse building in Charlotte, N.C., into a mixed-use project featuring self-storage and a brewery. The building at 200 Clanton Road is owned and occupied by Lifespan Inc., a nonprofit that works with adults and children with developmental disabilities, according to the source.
The partnership acquired the 2.9-acre site last month for $3.1 million. Lifespan is seeking new office space but would lease 15,000 square feet until it relocates. The remaining 70,000 square feet would be dedicated to self-storage. The brewery, with an adjacent beer garden, would take over the Lifespan lease space when vacated, the source reported.
The building, constructed in 1955, is currently zoned for general industrial uses. Lifespan has owned the property since 2008 and leased space prior to the acquisition, according to the source.
Based in Charlotte, MPV Properties specializes in brokerage, development, investment and property management.
Also headquartered in Charlotte, Selwyn Property Group specializes in acquisitions, asset management, brokerage and development. It is focused on commercial real estate projects in the Carolinas, Georgia and Virginia. The firm’s partners have developed properties in excess of $1 billion and more than 12 million square feet, according to the company website.
