North American Self Storage Group (NASSG), an acquisition and development platform based in Costa Mesa, Calif., intends to convert an empty warehouse in North Sacramento, Calif., to self-storage. The company acquired the 5.5-acre property at 3970 Pell Circle in April through affiliate company Pell SS LLC for $4.5 million. Plans call for 105,000 net rentable square feet in 871 units and 1,500 square feet of office and lobby space, according to the source. The project is expected to be complete before the end of the year.
The conversion will include renovation of the building façade, removal of truck docks, and the addition of RV parking on one side of the property, the source reported.
The existing 108,000-square-foot structure was built in the 1960s and was most recently home to Core-Mark International, a distributor serving the convenience retail industry. Pell SS acquired the property from Sacramento Pell Circle LLC. Andrew Youngquist, who serves as director of construction and development for NASSG, is listed as the project owner, according to the source.
NASSG specializes in the acquisition, renovation and conversion of commercial and industrial properties into self-storage across the United States. The company’s principals have more than 100 years of real estate and construction experience across multiple property sectors, according to the company website.
