Self-storage developer Morehead Storage Associates intends to build a five-story, 100,000-square-foot facility adjacent to Bank of America Stadium in Charlotte, N.C. The plan calls for a mixed-use development at 600 W. Morehead St. that will offer office and other commercial space on the first floor and underground parking, according to the source. The developer is affiliated with Jonathan Dorman, president of StorCon Development LLC, which is the development arm of Florida-based Budget Self Storage.

StorCon backed an amendment to the city’s zoning last November that allows self-storage on property zoned for mixed-use projects. The ordinance requires self-storage facilities within mixed-use districts to contain at least 50 percent office, restaurant or retail space on the ground floor, the source reported.

The site currently houses several single-story buildings. The property is attractive for self-storage due to its proximity to an influx of new apartments, Dorman told the source. The amount of commercial space dedicated to non-self-storage use hasn’t been finalized.

Since the zoning update, three other mixed-use developments featuring self-storage have been proposed in the city, according to the source.

Founded in 1985, Budget Self Storage acquires, develops, manages and operates storage facilities. Its portfolio comprises six Florida locations. StorCon Development coordinates site selection, research, development and construction of new Budget facilities.
