Self-storage development is heating up in Loveland, Colo., where three projects are in various stages of construction in the northeast part of the city. Developers cite new housing developments in the area and a lack of nearby storage facilities for the increased activity, according to the source.
“There is a very high demand for storage in Northern Colorado," said Jordan Todd, co-owner of Self Storage at Centerra, which is nearing completion of its first construction phase. "There is absolutely nothing available within a 40-mile radius.”
The other two market entries are All Access Storage and Executive Storage at Crossroads.
All Access Storage is still in the approval process. Tom Dunn, owner of parent company All Access LLC, initially received city approval more than five years ago for a multi-use project that would have included a car wash and office in addition to self-storage. The company ultimately decided to drop the car wash and office and has been working with the city on its new plan for the last two and a half years, the source reported.
The new project on the 5200 block of North Boyd Lake Avenue will concentrate on boat/RV storage and traditional self-storage. Phase one will include 600 outdoor parking spaces and approximately 20,000 square feet of traditional storage space. "[Boat/RV storage is] a huge necessity up in that area," Matt Guderjahn, design manager for local builder Innovative Design and Engineering LLC, told the source. "People want campers, they want boats and recreational things, and the HOAs won't allow you to have them at your house."
With 36 units ranging from 626 to 1,250 square feet, Executive Storage at Crossroads at 4005 MacArthur Ave. intends to target high-end car collectors and boat/RV owners. Each unit is equipped with electrical outlets, heaters, lights and a sprinkler system. The site also features a common lounge with bathrooms. Rents range from $600 to $1,100 per month, with tenants required to sign a minimum 12-month lease, according to Tyler Texeira, one of three co-owners.
The facility has already attracted one car collector who rented three units, said Texeira, who believes the indoor option will attract local boat and RV owners. “You don’t have to winterize your boat or RV,” he told the source. “You pull it in, plug it in, and it’s done.”
Meanwhile, Self Storage at Centerra is a few weeks away from opening it first three buildings. The 8-acre property at 5225 E. 37th St. will be developed in two phases, with the first phase offering 50,000 square feet in about 500 units. Depending on demand, phase two could include another 50,000 square feet of storage space, Todd told the source.
The facility features closed-circuit television, keypad entry and perimeter fencing for security. Todd will serve as onsite manager and plans to move into the new Lakes at Centerra housing development near the facility. “This is locally owned, and I will be their neighbor,” he told the source.
Todd and business partner David D’Erlanger recently brought in a third partner, Lee Frederick, whose company Grow Your Storage LLC operates 12 self-storage facilities in Colorado and Texas, the source reported.
