Mark Ayer, a managing member of Florida limited-liability firm Zephyr LLC, is seeking council approval to redevelop a former shopping plaza in Zephyrhills, Fla., into a mixed-use complex that will include self-storage and truck rental as well as a restaurant and retail store. The Zephyrhills City Council unanimously approved a conditional-use permit on April 27 for the development of East Pasco Self Storage.
Built in 1969, the 6-acre plaza at Gall Boulevard and Geiger Road was once home to an Eckerd Corp. drug store, Kash n’ Karry grocery, McCrory’s Pharmacy and other small retail shops. Some of the stores relocated to new sites along U.S. Route 301, while others went out of business, according to the source.
Ayer, who owns most of the property, is in the process of purchasing the former Kash n’ Karry building. His plans include refurbishing the building and parking lot for self-storage use. Two additional structures would be built close to Gall Boulevard for the restaurant and retail business, the source reported. A landscape buffer will be erected between the self-storage facility and nearby residential areas. The Zephyrhills Planning Commission will also need to approve Ayer’s site plans.
The city is currently revitalizing Gall Boulevard to establish it as a traditional main street, the source reported. The work will begin after U.S. Route 301 is redirected as two one-way streets. Although self-storage wasn’t part of the vision for the corner, Zephyrhills City Manager Steve Spina agreed to support the plans so the plaza could be refurbished.
Ayer has interests in other corporate entities including Mark D. Ayer LLC and Springdale Investments LLC, according to corporationwiki.com.
