Hualapai Mountain Storage, a self-storage facility in Kingman, Ariz., will be allowed to double its storage space as long as the business obtains a conditional-use permit, the city council ruled last week. Owner Robert Bennett wants to add 200 storage units on the facilitys 5-acre property but needs special permission because self-storage was banned from the business zoning district after the facility opened.
Bennett had been previously unsuccessful in getting permission for the expansion project or changing the zoning requirements. Hualapai Mountain Storage was built on county land, which has since been annexed by the city. The business was allowed to remain via a grandfather clause in 2004 when the city created an overlay district that excludes self-storage, according to the source.
City officials have rejected changing the zoning in the district, so allowing the expansion project under a conditional-use permit effectively continues the special business circumstances of Hualapai Mountain Storage while limiting the potential for additional self-storage by other developers.
The city noted during its proceedings that no objections had been received from neighbors regarding the expansion, while one person submitted a letter supporting the project.
