The project would require zoning changes to allow self-storage, retail space and a drive-through loading area. The city council is scheduled to discuss the project on Oct. 10.

Height restrictions must also be changed. Current zoning limits the height of buildings to 8 meters (approximately 26.25 feet). The proposed height of the self-storage facility is 17.5 meters (about 57 feet).

The property is currently vacant but previously housed a gas station and car-rental facility. The developer, unnamed in the report, has actively worked with the city to alter original plans to alleviate concerns from neighboring residents. The developer changed the location of loading bays and the entrance to minimize noise, and lowered the proposed height of the structure from 18 meters.

Parking at the facility would also be obscured to some degree by landscaping at the front of the property.

Knoxdale-Merivale Councillor Keith Egli said he supports the project after speaking with residents and the developer who has worked with his office to address concerns, according to the source.
