Gotham Mini Storage of Manhattan, N.Y., which opened in late 2012, will celebrate its grand opening on Jan. 15. Neighbors, community organizations and local businesses are invited to enjoy food, beverages, door prizes and facility tours.
Located at 10 Avenue and 39th Street in the Hudson Yards area, the seven-story, 240,000-square-foot self-storage facility is convenient to residents of the Chelsea, Hell's Kitchen and Midtown neighborhoods. It offers more than 2,000 units.
The property is shared with logistics company DHL and features amenities such as video surveillance and monitoring, a heated, drive-in loading area, and complementary wireless Internet. All units are customizable with shelves, lights and clothing racks. Gotham Mini Storage also offers optional 11-foot ceilings. All aisles are climate-controlled, lit with energy-efficient lighting and carpeted. They include more than 100 security cameras.
Facility co-owners and Manhattan-based real estate developers Jack Guttman and Steve Schwartz claimed that although they have developed several million square feet of self storage space around the country, this is one of their most exciting projects to date.
A particularly unique feature is a drive-in freight elevator that allows customers to bring their vehicle directly to their floor to unload their goods. Gotham Mini Storage is the first facility in the country to offer this advantage, according to a press release.
The facility's management office offers a coffee bar, work space and brand-new tech-centric equipment. Customers can also take advantage of free move-in shuttle services, custom-built units, a full suite of moving supplies, and a concierge for moving services.
"Today's mini-storage users are demanding more than an industrial warehouse. With an inviting, state-of-the-art management office; newly renovated, extra-large elevators; and hallways that feel more like a living room than a storage building, we're bringing the next generation of storage to Manhattan," said Schwartz.
Guttman has specialized in self-storage for 15 years and has handled the sale or more than 30 self-storage properties to real estate investment trusts. As a partner of American Storage and Storage Deluxe, he owns more than 1 million square feet of storage in the tri-state area. Guttman is also part owner of Cirkers Fine Art Storage & Logistics in Manhattan.
Schwartz co-founded TVG Partners, a firm that specializes in the development, acquisition and management of self-storage facilities. TVG operates 1.5 million square feet of storage. Prior to entering real estate, Schwartz worked as an investment banker for Solomon Brothers.
