A Space Center Self Storage in Beacon Falls, Conn., recently sold to a private-investment group for $3.9 million. The 26,850-square-foot property at 808 S. Main St. is in the heart of the Naugatuck Valley of New Haven County. It’s on the main access road for Route 8 and has visibility from the highway, according to a press release from Investment Real Estate LLC (IRE), the real estate firm that brokered the deal.
Opened in 2003, the facility includes six buildings with drive-up and climate-controlled units as well as 39 outside parking spaces on more than 3.5 acres of land. It also has approval for a 39,000-square-foot expansion on adjacent land.
Property features include professional landscaping complete with a sprinkler system, a fenced perimeter with electronic gate access, a monitored door-alarm system, and exterior lighting. The rental office is open six days a week.
“A Space Center was built to the highest standards in the self-storage industry and has been maintained in excellent condition since the property’s inception. The property had significant upside with the ability to expand, and it will be a great investment for the buyers,” said John H. Gilliland, president of IRE.
Since its inception in 1998, IRE has provided brokerage, construction, development and management services to self-storage owners and investors. Its construction arm was founded in 2000 and has built more than 2 million square feet of self-storage space in eight states.
